Loan EMI Formula Explained
The standard equated monthly installment formula for home, auto, and personal loans — with worked examples and how principal and interest split over time.

What is an EMI?
An EMI (equated monthly installment) is a fixed payment that repays a loan over a set number of months. Each payment covers interest on the remaining balance plus a portion of principal. The payment stays the same when the rate and term are fixed — only the split between interest and principal changes month to month. Home mortgages, car loans, and unsecured personal loans all use the same core amortization math when the rate is fixed. Lenders quote EMI so borrowers can budget a predictable monthly outflow. Your quoted payment usually covers principal and interest only; property taxes, insurance, origination fees, and optional add-ons may appear as separate line items on a mortgage statement.
The EMI formula
EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the loan principal (amount borrowed), r is the monthly interest rate (annual nominal rate ÷ 12), and n is the total number of monthly payments. This formula solves for the payment that reduces the balance to zero after exactly n months. If the annual rate is zero, EMI simplifies to P ÷ n. The math assumes fixed rates, equal monthly intervals, and no extra prepayments. Variable-rate mortgages recalculate when the index changes; interest-only periods temporarily pay r × balance without reducing P. Always convert the annual percentage to a monthly decimal before plugging in — a 6% annual rate means r = 0.06 ÷ 12 = 0.005, not 0.06.
Worked example: home loan
You borrow $280,000 for a home at 6.25% over 30 years. P = 280,000, r = 0.0625 ÷ 12 ≈ 0.005208, n = 360. (1 + r)^360 ≈ 6.3634. EMI = 280,000 × 0.005208 × 6.3634 ÷ (6.3634 − 1) ≈ $1,723 per month. Total repaid ≈ $620,280; total interest ≈ $340,280. Month 1 interest ≈ $1,458; principal portion ≈ $265. After 10 years you will have paid roughly $175,000 in interest but only reduced principal by about $32,000 — typical front-loaded interest on long mortgages. Auto loan and personal loan examples
Auto loan: $32,000 at 5.9% for 60 months. r = 0.059 ÷ 12 ≈ 0.004917, n = 60. EMI ≈ $617. Total interest ≈ $5,020. Shorter terms raise the payment but cut total interest sharply — the same $32,000 at 5.9% over 48 months gives EMI ≈ $749 but total interest drops to about $3,952. Personal loan: $15,000 at 9.5% for 36 months. r ≈ 0.007917, n = 36. EMI ≈ $480. Total interest ≈ $2,280. Personal loans often carry higher rates than secured home or auto debt because there is no collateral. Variables that change your EMI
Higher principal or rate increases EMI; a longer term lowers it. On the $280,000 home loan, switching from 30 years to 15 years (n = 180) raises EMI to roughly $2,405 but cuts total interest to about $153,000 — a trade-off between monthly cash flow and lifetime cost. A 1-point rate drop on the 30-year loan (6.25% → 5.25%) lowers EMI to about $1,546 and saves roughly $63,000 in total interest. Extra principal payments reduce total interest and shorten payoff without changing the contractual EMI. Refinancing replaces P, r, and n — compare monthly savings against closing costs. Debt-to-income ratio (monthly debt ÷ gross monthly income) helps lenders decide affordability; keeping housing EMI near or below 28% of gross income is a common starting guideline in the US and UK.
EMI vs total cost and APR
A lower EMI from a longer term can hide higher total interest. Always compare total amount repaid, not just the monthly figure. APR (Annual Percentage Rate) includes certain lender fees spread over the loan life and is a better cross-offer comparison tool than the note rate alone. Points paid at closing buy a lower rate and EMI but increase upfront cash. On auto and personal loans, watch for origination fees baked into the financed amount — they raise P and therefore EMI even if the rate looks competitive. An amortization schedule lists every month's principal, interest, and remaining balance; it is the clearest way to see how much each EMI dollar actually retires debt.
